Emergencies and disruptions:

  

To be on the safe side, this information is right here at the beginning –  even if it has never been necessary before.

  

Water damage:

If you have to turn off the water in an emergency, there are two emergency water taps.

These two emergency taps are in the hallway behind the large white wall door with the small keyhole.

When you go out the apartment door into the corridor, this is the first white wall door on the left.

The key for this wall door is in a plastic foil on the inside of the left door of the right wardrobe.

Behind this wall door in the house corridor are two emergency water taps - These emergency water taps are labelled "RICHTER".

In an emergency, please turn all two emergency water taps clockwise and turn them off completely.

 

To be on the safe side, take a look at this wall door key and these emergency water taps now.

 

The water tap for the washing machine is on the right between the washing machine and the bathtub.

If water should leak here or from the washing machine, please turn this tap off completely in clockwise direction.

 

 

Fire:

Fire extinguishers are in the stairwell in the corridor that leads to the left of the lift to the laundry-drying balcony.

The escape route is via the laundry-drying balcony - Then right back there into the stairwell - Then down the stairs 8 floors to the ground floor - On the ground floor through the door into the open.

Take a look at the fire extinguisher and also the escape route to the outside now, just to be on the safe side.

 

 

Power failure:

There is a fuse box in the wall next to the door to the bathroom/WC in the hallway.

If there is no electricity anywhere, one of these fuses may have been switched off.

You can then switch it on again in this fuse box. The fuses in this fuse box are labelled.

  

 

Whistle + Washing machine does not work:

If a whistling sound is heard, this is the signal that the water emergency stop system has come into contact with water in the bathroom.

This water emergency stop system then also blocks the washing machine.

You will find information on how to solve this problem below in the information on the washing machine.

Self check-in:

 

It is possible that I will not be there myself on the day of your check-in.

But I will let you know that in advance.

If I am not there, you can easily check in yourself:

Self-check-in is possible on the day of arrival from 17:00.

 

 

 

 

  

Key ring:

 

You have a key ring with 3 keys:

house key + apartment key + letterbox key.

 

There is also a small metal tag with the imprint PEARL on the key ring.

Please do NOT remove this PEARL metal tag.

This is because this metal tag increases the chance that we will get the key back if it is lost.

 

 

 

 

 

Address and location of the apartment:

 

The address of the apartment is:

Barlachstrasse 4 – 69168 Wiesloch.

The building is a high-rise skyscraper with 15 floors.

The apartment is on the 8th floor.

The apartment is exactly opposite the lift.

The apartment is labelled "RICHTER" on the nameplate.

 

 

 

 

 

Parking by car:

 

WIESLOCH is heavily traffic-calmed - Therefore there are many roads with a speed limit of 30km/h.

In WIESLOCH there is a permanently installed radar control at every entrance and exit – You have to pay attention there.

 

Unfortunately, you are NOT allowed to park in the parking spaces marked with a letter (on the ground).

Otherwise your car will be towed away - which is usually very expensive.

 

However, you can park in the parking bays of the 1-storey building in BARLACHSTRASSE opposite the high-rise building.

 

You can also park in BARLACHSTRASSE and in SCHLOSSSTRASSE on both sides along the street.

You are only not allowed to park in front of the driveways and in the few short areas with a parking ban.

You also should always park with the car in the direction of travel.

You also should not stand with a tyre on the pavement.

The police of WIESLOCH check these things very often.

 

In general, there are no problems getting one of these parking spaces.

However, if you often have problems getting one of these parking spaces, please send me an e-mail.

I can then arrange and allocate a special parking space for you, which you can use free of charge during your rental period.

 

 

 

 

 

House doors and bell system:

 

To leave the house through the main entrance, you must press the electric door opener to the right of the front door.

 

The house has a side entrance to the ground floor at the back and an entrance to the staircase to the left.

Your house-key fits all doors on the ground floor of the house.

 

Your visitors can ring the bell "RICHTER" at the bottom of the front door of the house (in the row "8. OG").

You have an intercom system in your hallway to the right of the door - this is directly connected to the bell system downstairs.

There is also a door-opener button (key symbol) on this intercom system - you can use it to open the door downstairs.

 

 

 

 

 

Mail and Parcels:

 

Please have your mail sent to the following address to ensure it arrives safely and on time:

Your letterbox ("RICHTER") is in the right-hand orange letterbox block – in the middle in the bottom row with the number 8.

There is also a letterbox key on your key ring.

Please do NOT change or paste over the name "RICHTER".

 

If there is mail in your letterbox that is not for you, it could be mail for RICHTER or for a previous tenant.

Simply drop this mail in the top row of letterboxes in the box marked "INSTATIK".

This mail will then be forwarded.

 

Parcel services usually just leave parcels on the wooden benches downstairs in the foyer of the building.

Your parcels will also be quite safe there until you pick them up.

 

At Schloßstrasse 55, the parcel service DHL has a packing station. (Packstation 147)

This is only 1 minute walk away.

At this DHL Packstation you can send and receive parcels.

If the WLAN/WIFI does not work, simply switch off the red marked switch in the wall socket (to the left of the TV cabinet in the living room - i.e. to the right of the passage to the kitchen) and switch it on again after 3 minutes.

After switching on, it takes about 5 minutes - after that the WIFI should work again.

 

IMPORTANT:

If you use the internet (WIFI) provided, you must note that you are responsible for your own behaviour on the internet.

Unlawful downloading, uploading, receiving or sending of copyrighted or other unlawful files, data or content is strictly prohibited and will be controlled and documented and prosecuted.

We have already had 2 court cases in which a penalty of about € 1000 in damages was claimed because a tenant had lilegally streamed or downloaded films.

 

 

 

 

Heating System:

 

The heating system of the building is centrally controlled and is in a fully automatic heating mode all year round.

The "normal" temperature range is prescribed by law in Germany and is currently between 10 degrees and 23 degrees.

The heating system achieves these 23 degrees (and even more) very well with the windows closed.

The apartment becomes even warmer if the blinds are set so that the sun can shine into the apartment during the day.

However, you can also individually change the temperature yourself on the hand-held control units on the radiators with the PLUS and MINUS buttons.

So you can set the heating up to 23 degrees with the PLUS button and then usually achieve even more than 23 degrees.

The heating system has an "intelligent" programmed daily schedule that automatically adapts to the use of the apartment.

Therefore, you probably do not have to change or adjust anything on the radiators (PLUS button or MINUS button).

If you change or set something on the radiators, this individual change is effective for 4 hours at a time.

After these 4 hours, the heating automatically switches back to its intelligent normal program.

 

The heating system switches off automatically whenever one of the balcony doors/windows is open.

Therefore, always ventilate only for a short time.

You can therefore only heat when the doors/windows are completely closed.

If the temperature on the radiator thermostat regulator in a room only shows 10 degrees and the temperature cannot be adjusted upwards with the PLUS button, then one of the doors/windows is not completely closed.

But when all the doors/windows are completely closed again, the heating system immediately heats up again automatically.

 

One request:

If you are absent for a longer period of time during the heating period (e.g. several days on a business trip or vacation), then it would be nice if you could inform me of this period - if you like.

Then I could remotely change the "intelligent" daily heating program from "Present" to "Absent".

This could save unnecessary heating energy.

And just one day before you return home, the heating automatically switches back to "Present".

 

 

 

 

 

Lights and lamps:

 

Please switch off the lights when you leave the apartment.

 

The lamps on the ceiling in the living room and kitchen have 3 different light settings (cold, warm, dimmed).

You can switch between these 3 settings by pressing the respective light switches several times in turn.

 

The floor lamp in the living room also has several light settings (cold, warm dimmed, coloured, changing).

You can select and change these settings through the switches on the pole of the lamp.

The easiest way to switch this floor lamp on and off is with the switch in the socket.

 

In the following areas or rooms, the light is switched on and off by automatic motion detectors:

House entrance, House corridor, Apartment corridor, Bathroom/WC.

 

The ceiling lamp in the hallway of the apartment switches on immediately when you unlock the flat door from the outside.

 

 

  

 

 

TV: 

 

The TV programmes were freshly saved with a new search run.

However, the programmes have not been sorted. It is therefore possible that some programme slots are not occupied.

It is also possible that some HD (high-definition) programmes are not receiving a signal. (e.g. PRO-7-HD).

However, all standard TV channels (e.g. PRO-7 without HD) are definitely somewhere in the programme list.

However, they may only be on the 300 - 600 channels.

You can display the entire list of channels using the CHANNEL LIST button on the TV remote control.

You can use the remote control to mark a channel directly in the CHANNEL LIST using the arrow buttons and then select this channel directly using the ENTER button.

You are welcome to sort the programmes as you wish.

 

The TV also has WIFI and a SMART function.

You can start this SMART function with the remote control using the SMART-HUB button.

With the SMART function, you can use the popular streaming apps (Amazon, Netflix, YouTube, ZDF, ARD, etc.)

If you log in with your own personal, chargeable access data (e.g. for NETFLIX), you should delete this at the end of the rental period or log out again - or it is best not to save it permanently in the TV in the first place.

 

You can also connect your own personal streaming device to the TV - depending on which service (device) you are a customer of. (Fire TV stick, Google Chrome Cast, Apple TV, Premiere, etc.)

Proceed as follows:

1. Connect your own streaming device to the HDMI cable or USB cable that is already plugged into the back of the TV.

    Some devices must also be connected to the multiple socket outlet using the USB power supply cable.

    A socket strip is located directly behind the TV set for this purpose.

2. Switch on the TV

3. You can always control the streaming device on the TV remote control using the "Source" button

4. Then select your own device from the HDMI connections under "Source"

5. Select the "openspot.net" Wi-Fi network > - enter the Wi-Fi password (see above) > "Connect"

Garbage / Rubbish / Trash:

 

Collect your garbabe in a plastic-waste-bag.

 

On the ground floor of the house there is a separate rubbish room with very large rubbish bins.

It is best to throw your rubbish into a green rubbish bin - but you are also welcome to separate and sort your rubbish.

 

How to find the rubbish room:

Take the lift to the ground floor - Turn right around the corner - After 2 metres turn left into the yellow door - After 1 metre turn right into the grey door.

Your house-key will also fit at the rubbish room.

 

 

 

 

 

Balcony:

 

You can access the balcony via the kitchen.

The former balcony door in the living room is blocked with a glass pane.

 

In front of the balcony there is a net against pigeons.

Without this net, pigeons would constantly come onto the balcony.

 

You can smoke on the balcony – There is also an ashtray.

Please do not smoke in the apartment or in the house.

Please do not throw anything (including ashes) off the balcony.

 

 

 

 

 

Bicycle parking:

 

For the entire duration of your stay, you can borrow a bicycle from the landlord free of charge.

If you want to have this bike, just write me a short e-mail.

 

By bike you only need 5 minutes to the centre of WIESLOCH and only 20 minutes to reach the company SAP.

 

If you have a bicycle, you can park it outside in the bicycle parking area.

This bicycle parking area is on the right-hand side of the courtyard entrance.

Please do not park a bicycle directly at the house.

 

However, you can also park a bicycle in the bicycle room on the ground floor of the house.

The door to this bicycle room is at the back of the house (the door on the far right).

Your house-key will also fit there.

Your bicycle is safe in the bicycle room.

However, you may only transport the bicycle into the bicycle cellar through this right-hand door at the rear of the house.

 

You may NOT take the bicycle into the house through the main entrance.

You may also NOT take the bicycle into the lift or into the apartment.

 

 

 

 

 

Parking motorbikes and scooters:

 

Motorbikes and scooters may NOT be taken into the house.

They may also NOT be parked directly at the house and also NOT in the bicycle room.

They must be parked in the bicycle storage area.

This bicycle storage area is on the right-hand side of the courtyard entrance.

 

 

 

 

 

Linen and consumables:

 

The towels and bed linen in the apartment are freshly washed at 60 degrees (but not ironed).

You will also find more towels and bed linen in the cupboards an d in the rolling bed drawer under the bed.

 

When you arrive the first time in the apartment, a first set of consumables is already included. (Toilet paper, etc.)

This first set would be sufficient for the first 3-4 weeks. This way you do not have to buy these things yourself immediately.

At the PENNY market (1 minute's walk away) you can buy all the consumables quickly and cheaply.

 

 

 

 

 

Laundry drying:

 

You can hang your laundry out to dry on the separate large laundry-drying balcony.

On this separate laundry-drying balcony there is a very large drying rack is mounted on the wall.

A small basket with clothes pegs is in the apartment.

Unfortunately, you cannot use the small mobile drying racks on the drying balcony, as these belong to other residents.

 

How to find the separate laundry-drying balcony - This is right here on the same floor (8th floor):

Left from the lift into the hallway - Through the glass door - The large laundry-drying rack is mounted on the right wall.

 

You can also dry your laundry with the washing machine.

See washing machine instructions for use.

 

Please do not hang laundry to dry in the apartment.

 

 

 

 

 

Kitchen appliances and kitchen devices:


Most kitchen appliances and kitchen devices are quite simple and self-explanatory.

 

Smaller appliances such as a coffee machine, toaster, water boiler, egg boiler, etc. are in the kitchen cupboard.

 

 

Another request:

Please do not cut directly on the kitchen worktop or table or furniture.

Please do not put on the worktop or furniture hot pots, pans, plates.

Always use the white plastic cutting pads when cutting - You will find these in the kitchen cupboard.

Always use the cork heat mats when placing hot objects on them - You will find these in the kitchen cupboard.

Mikrowave:

 

With the MEDION 4-in-1 microwave appliance you can defrost, heat, cook, hot air bake and grill.

 

Do not place any metal parts in the microwave. (Pots, pans, tins, cans, spoons, forks, etc.)

Please observe the following information and rules when using the apartment:

 

 

All tips and "commandments" are on this list because there have been real questions or "incidents" about them in recent years.

 

 

The heating in the apartment only heats when the balcony doors/windows are completely closed.

 

Close the balcony doors/windows when you leave the apartment – and also when it rains or there is a strong wind:

 

Double-lock the apartment-door when you leave the apartment.

 

The apartment-door closes automatically. Therefore, always take the apartment-key with you when leaving the apartment.

 

The shower has a folding door.

Please unfold this door before showering directly on or over the edge of the bathtub so that the bathroom floor does not get wet.

If the bathroom floor gets wet, the water stop alarm of the washing machine (whistling sound) may be triggered.

 

The towels and bed linen in the flat are freshly washed at 60 degrees (but not ironed).

You will also find more towels and bed linen in the cupboards.

 

There is also a small metal tag on the key ring with PEARL printed on it.

Please do NOT remove this PEARL metal tag.

This is because this metal tag increases the chance that we will get the key back if it is lost.

 

Please do NOT change the name inscriptions ("RICHTER") on the doorbell system or letterbox or apartment door.

 

Do not hold parties in the apartment.

 

Do not keep animals in the apartment.

 

Do not smoke in the apartment and do not let anyone smoke there.

You can smoke on the balcony.

There is also an ashtray on the balcony.

Do not throw ashes down from the balcony.

 

Please do not hang up laundry to dry in the apartment.

You can hang up laundry on the large drying balcony.

 

Do not change the flooring or the colour of the walls, ceiling or furniture.

 

Do not put nails, screws, hooks, adhesive tapes etc. in or on the walls or the ceilings or the furniture.

 

When you arrive the first time in the apartment, a first set of consumables is already included. (Toilet paper, etc.)

This first set would be sufficient for the first 3-4 weeks.

This way you do not have to buy these things yourself immediately.

 At the PENNY market (1 minute's walk away) you can buy all the consumables quickly and cheaply.

 

You are welcome to use the vacuum cleaner.

The vacuum cleaner bag is automatically changed regularly by the landlord.

 

If a battery is empty, just write me an e-mail.

I will then put a new one in your mailbox.

 

We want to constantly improve:

Therefore, please inform the landlord (preferably by e-mail) if something does not work or is damaged or if you have an idea for improvement.

 



Dishwasher:

 

When you move into the apartment, the dishwasher is freshly serviced.

Therefore, you do not need to refill or top up anything in the dishwasher or clean the filters during your rental period.

You only need to put one of the cleaning tablets into the dishwasher per wash.

  

DO NOT open the dishwasher while washing and NOT before the end of the wash cycle.

 

 

 

 

Dishwasher – Operation:

 

1.

Check in advance that nothing is blocking the two water propellers.

 

2.

Place a cleaning tablet in the dishwasher.

 

3.

Press the ON-Button at the top of the dishwasher door.

You can see where to put this washing tablet in the information video (see video at the top).

 

4.

Press the button with the 4 small squares until 'P3' appears.

P3 is the optimal program.

All other buttons are in an optimal preset – You don't need to change anything – And you don't need to refill anything.

 

5.

Close the door of the dishwasher.

 

6.

The washing process now starts by itself after the door is closed.

From now on, do not open the dishwasher again until the washing process is finished.

 

7.

The washing process takes approx. 3 hours.

 

8.

After washing, leave the dishes to dry and cool for about 30 minutes with the door closed.

Washing machine:

 

The washing machine is located in the bathroom/WC.

 

The washing machine can wash and also dry clothes.

 

Everything on the washing machine can easily fall off during washing because the machine vibrates strongly during washing.

 

 

 

Washing machine – Operation:

 

1.

Put a soft wash capsule (this is filled with liquid detergent) in the machine.

These wash capsules are in a box on top of the washing machine.

 

2.

Put the laundry inside the washing machine.

 

3.

Close the door of the wasching machine.

 

4.

Press the power button on the right for about 5 seconds.

The washing machine then switches to the start mode.

 

 

 

If you only want to wash the laundry:

It is best to leave the settings on "AUTO" – The washing machine will then select the optimum program.

Press the button with the play arrow symbol to start.

The washing machine will now start running.

Now the laundry is washed.

This takes a total of approx. 2-3 hours

You will see in the display how long the washing machine will take.

 At the end of the program, let the machine and laundry cool down for about 15 minutes before opening the door.

You can hang the laundry to dry on the separate drying balcony.

 

 

If you want to wash the laundry and dry it immediately afterwards:

It is best to leave the settings on "AUTO" - The washing machine will then select the optimum program.

Turn the selector wheel clockwise until "WASCHEN & TROCKNEN" lights up.

Press the button with the play arrow symbol to start.

The washing machine now starts running.

First the laundry is washed and then automatically dried.

This takes a total of approx. 4-5 hours.

You will see in the display how long the washing machine will take.

 At the end of the program, let the machine and the laundry cool down for about 15 minutes before opening the door.

 

 

If the laundry is still damp at the end of drying, there was too much laundry in the washing machine.

You can then dry the laundry again as follows:

Close the door of the washing machine again.

Turn the selector wheel clockwise until 'TROCKNEN' lights up.

Press the button with the play arrow symbol to start.

The washing machine now starts to run.

Now the laundry is dried again.

This takes a total of approx. 1-2 hours.

You can also simply hang up the laundry on the separate drying balcony for the rest of the drying process.

IMPORTANT:

If the floor of the bathroom/WC should ever get wet, a water emergency stop system reacts to this.

When the water emergency stop system is activated, a high-pitched whistle sounds.

The water supply to the washing machine is then blocked - and the washing machine does not work.

This happens very rarely – the water emergency stop system only reacts if there is also water on the floor somewhere.

Therefore, please check whether water is leaking out somewhere.

If necessary, you must turn off the water supply to the flat (see the front of this manual under "Water damage").

 

In the information video (see above) it is explained in detail how you can reset this water emergency stop system and make a reset.

 

 If the problem persists, please contact the landlord.
